Wall sign area: the formulas towns actually use

Most municipalities do not cap wall sign area with a flat square-footage number. A 3,000-row sample of building sign formulas shows percentage-of-building-area rules dominate.

Quote a wall sign job before you’ve read the formula the municipality actually uses to calculate allowable area, and you’re guessing. A lot of contractors default to thinking in flat square-footage caps — “32 square feet max” is the number everyone remembers from somewhere — but a flat cap is not actually the dominant pattern in the ordinance text itself. We pulled a sample of the actual formula language municipalities write into their codes to see what really governs wall sign area.

What we looked at

Our extraction taxonomy records a building_sign_formula attribute — the specific method a code uses to calculate the maximum allowable area for wall (building) signs. The full attribute has an estimated ~20,956 rows across our corpus; we sampled 3,000 of them to see how the formula language actually clusters.

Percentage-of-building-area formulas lead

The single most common value in the sample is “Frontal area of the building,” appearing 78 times. This isn’t a percentage by itself — it’s the reference quantity a percentage gets applied to elsewhere in the same code (e.g., a wall sign may occupy some percentage of the building’s front facade area). Close behind it, several explicit percentage-of-area formulas appear as distinct, frequently repeated values:

Add those six percentage-based rows together and they account for 179 of the 3,000 sampled rows on their own — and that’s before counting “Frontal area of the building” (78 rows), which is the reference quantity most of these percentages are almost certainly calculated against. Two distinct base quantities show up repeatedly: building area (sometimes called total area) and roof area — and a municipality using 10% of roof area versus 10% of total building area can produce very different maximum sign sizes on the same structure, depending on the building’s footprint and massing. Reading which base quantity a given code actually uses is not optional detail — it changes the math.

The literal width-times-height formula

The third most common value overall, and the most literal of the bunch, is “Area is calculated as the product of the width and height of the sign,” appearing 53 times. This is the plainest possible sign-area formula — it doesn’t reference the building at all, just the sign’s own dimensions multiplied together (standard rectangular sign-area math) — usually paired elsewhere in the same code with a separate flat maximum or percentage cap that this calculated area then gets checked against.

Flat square-footage maximums are the minority, not the norm

Genuinely flat, dimensionless caps do appear in the sample, but far less often than the percentage-based formulas above: “Wall sign area: 4 sq ft maximum” and “Wall sign area: 32 sq ft maximum” each appear 10 times in the 3,000-row sample. That a 4-square-foot cap and a 32-square-foot cap both show up with identical frequency, eight times smaller in one case, is itself a useful data point — it confirms that when a code does use a flat cap, the actual number varies enormously by jurisdiction and cannot be assumed from a “typical” figure.

A meaningful share of the sample — 37 rows, about 1.2% — recorded “No building sign formula specified,” meaning the code doesn’t give a calculable formula for wall sign area at all. That’s a real category worth knowing about on its own: if the report for your project comes back with no formula, that is consistent with what a meaningful minority of actual municipal codes do, not necessarily a gap in the extraction.

What this means for measuring the building, not just the sign

A flat square-footage cap only requires you to know the proposed sign’s dimensions. A percentage-of-building-area formula requires you to also accurately measure and document the reference quantity — frontal facade area, total building area, or roof area — before you can calculate the actual maximum the sign is allowed to be. That measurement step is easy to skip when a contractor is used to jurisdictions that use flat caps, and skipping it is exactly how a proposed sign ends up oversized relative to what the code actually allows on that specific building. Given how often the percentage-based formulas showed up in this sample relative to flat caps, treating “measure the building first” as the default assumption, rather than the exception, is the safer habit.

Why this matters before you quote

The practical upshot: don’t assume a flat square-footage number governs a wall sign job. The most frequent patterns in real ordinance text are percentage-of-building-area formulas — and which base quantity the percentage applies to (total building area, roof area, or frontal/facade area) directly changes the maximum sign size on any given building. A 10%-of-roof-area cap and a 10%-of-total-building-area cap on the same structure can produce very different numbers depending on the building’s shape. Wall signs are not the only place a code splits one physical question into a formula and a separate measurement definition.
