How to calculate maximum wall sign area under typical ordinances

Most wall sign area limits are expressed as a ratio of building frontage or wall area — not a fixed square footage. Learn the formulas, their variations, and how to work through the math for a real project.

The most common question a sign permit technician faces is: “How big can the wall sign be?” Almost no municipality answers with a single fixed number. Instead, allowable wall sign area is computed from the building or tenant frontage, the wall area, or a combination of both. Getting this calculation right before fabrication prevents expensive remakes.

The three most common wall sign area formulas

1. Ratio of linear frontage

The most prevalent formula ties allowable sign area to the building or tenant space frontage (the width of the facade facing the street or parking lot):

Max sign area = frontage width (ft) × ratio (sq ft / linear ft)

Common ratios range from 0.75 to 2.0 sq ft per linear foot of frontage. Example: a 60 ft wide tenant space in a city with a 1.0 sq ft/linear ft ratio is allowed a maximum of 60 sq ft of wall sign area.

2. Percentage of wall area

Some codes express the limit as a percentage of the total wall area of the applicable building face:

Max sign area = wall height (ft) × wall width (ft) × percentage (%)

Common percentages: 10% to 20% of wall area. A 20 ft × 60 ft wall face (1,200 sq ft) at 15% yields a maximum sign area of 180 sq ft. Note: some codes exclude window area from the wall area calculation.

3. Fixed cap with frontage formula

Many codes combine a ratio formula with an absolute cap to prevent very large buildings from having proportionately enormous signs:

Max sign area = MIN(frontage × 1.5, 200 sq ft)

The cap is typically 150–400 sq ft depending on the zone and sign type. In practice, the cap is rarely binding except on very wide buildings.

Multi-tenant buildings and anchor tenants

For multi-tenant strip centers and shopping centers, the frontage calculation applies to each tenant space, not the entire building. Each tenant gets an allowance based on their individual storefront width. Anchor tenants sometimes receive a bonus multiplier — confirm whether this applies in your jurisdiction.

How sign area is measured

Sign area measurement is its own source of confusion. Most codes use one of three methods:

  • Smallest rectangle enclosing all elements — the bounding box method. Easy to apply but can count a lot of empty space for logos with irregular shapes.
  • Sum of individual letter/element areas— used for channel letter sets. Each letter’s bounding box is summed. More favorable for open letter sets on a wide-spaced layout.
  • Total cabinet or background area — the full face of the sign cabinet counts regardless of how much is illuminated or has copy.

The measurement method is specified in the ordinance definitions section, usually titled “Sign area” or “Area of sign.” Always read the definition, not just the dimensional table.

Worked example

Tenant space: 48 ft wide. City uses 1.25 sq ft/linear ft formula with a 150 sq ft cap.

48 ft × 1.25 = 60 sq ft (well below the 150 sq ft cap)

The tenant may install up to 60 sq ft of wall signage on the primary facade. If the code allows a secondary wall sign on a side elevation, a separate (usually reduced) allowance applies — often 50% of the primary allowance.
