A wall sign (also called a fascia or building-mounted sign) is attached flat against an exterior wall. Almost no municipality publishes a single number like “wall signs may be 50 square feet.” Instead they give you a formula — a multiplier applied to a dimension of the building — and the allowable area changes for every tenant space. Knowing how to run that formula is the single most useful skill in wall-sign permitting.
The two common formula bases
- Per linear foot of frontage. The most common approach: you get X square feet of sign for every linear foot of building frontage. A typical ratio is 1.0 to 2.0 sq ft of sign per linear foot of wall facing the street.
- Percent of wall area. Some codes instead let the sign occupy up to a percentage (commonly 10–20%) of the area of the wall it is mounted on.
Running the frontage formula
Say the code allows 1.5 sq ft of sign per linear foot of frontage and the tenant space is 40 ft wide facing the street. Your allowance is 1.5 × 40 = 60 sq ft. If the proposed sign cabinet is 4 ft tall by 18 ft wide, that is 72 sq ft — over the limit. You either shrink the sign or, if the code permits, apply for a variance.
Caps, floors, and how area is measured
Formulas almost always come with a maximum cap (e.g., “not to exceed 200 sq ft regardless of frontage”) and sometimes a minimum floor so small tenants still get a usable sign. Watch how area is measured, too: for channel letters and logos with no background, many codes measure the smallest rectangle (or set of rectangles) that encloses the copy, not the full raceway. That measurement convention can mean the difference between passing and failing.
The frontage formula is not the only formula
A frontage-based allowance — so many square feet of sign per linear foot of the tenant’s leased frontage, usually with an overall cap — is the pattern most installers picture, and corner or multi-frontage tenants often earn a further allowance for a secondary elevation. But it is not the only shape a wall sign rule takes. Across our corpus, percentage-of-building-area formulas are at least as common, and which base quantity the percentage applies to (frontal facade area, total building area, or even roof area) changes the answer on the same building. A corner restaurant with 60 ft on the main road and 30 ft on the side street has a meaningfully larger allowance than a comparable inline tenant — but only under a frontage formula, and only if you identify and measure both frontages.
